Slow and steady


Small but steady changes. The crane came back this week and put up a few trusses over the garage but overall, not a lot of externally visible changes, but some small things were done. The timbers for the porch are all mostly in place but I'm told that getting a 4:12 roof to line up with an 8:12 roof is pretty tough and that is what is happening over the porch. This is what they should be working on this week.


Entry. Straight ahead will be the fireplace between those two windows. 


Upstairs, this is one of the last areas that needs to be framed out. The crane will be coming back in this Thursday for the last of the trusses to be hung over the other half of the garage. Though not a lot of visible work was done on the outside of the house this week somethings have been going on inside. If you look at the picture above there is a 2x4 along the ground in the doorway. This is how they framed the whole house. 


It seems that this week they've been cutting and removing the 2x4 on the threshold of all walkways and it is surprising how it opens things up and feels so much bigger and cleaner. 



If you look close on the picture above you'll notice they've calked the area as well. So, while not big changes, I'm sure it's time consuming and needs to be done so that's good. It's probably good work to have a small crew do. The framing crew is relatively small for the industry - only 4 guys - but it was even smaller this week. I guess one of the guys fell off our roof on Wednesday or something and was out the rest of the week with sore hips/groin/abdomen - kind of scary... and then the very next day another one of the guys on the crew learned his step-mom had passed away so he had to go tend to family matters. Though the delays and slow days are frustrating we are working with humans who have lives outside of their work and we have to remember that.

I didn't get a eastside view because there is a bunch of equipment in the way and I also got distracted by our neighbor's new puppy. 


In the garage the steel beam had one of the main floor joists brackets welded to it. Above is a view from below, standing in the garage. Below is a view from above looking down from the upstairs bedroom. 




This area above the garage will by our "loft" aka movie room and and it will be divided in two and the furthest out area will be my music room where I'll have all my loud guitars, drums, speakers, etc. and one day I hope to have some decent recording equipment in there. Just to the left of the picture the wall is supposed to keep coming out straight but we found another area that we can convert to even MORE storage so that will be cool.

We will be meeting this week with our builder on site to talk about finishing touches the framers need to do before they finish the job. She will be talking about cabinet layout and all that as well. Hopefully it will be a  fun and fruitful meeting with lots to discuss.

Also, we got a bid back from a pool company. They are booked out until May or June of NEXT YEAR so we want to lock them in but we need to go over the agreement and make sure we are getting what we want and what we need. With the prices for everything going up it may be good to lock it in now but we need to be careful with our overall budget because we may not end up with as much extra as we thought or planned on initially. We will be going over the contract with our pool guy tomorrow and then meeting on site on Wednesday assuming things go well.

Foundations

 One of the things I really want is a big, open garage. We planned it all out in the drawings but recently we heard back from the structural engineer that they will have to put a post/column in the middle of the garage. We talked with our builder about what could be done. She asked about a bigger truss but the truss guy says that they can't build a bigger truss.  We decided to pay the engineer to do the math and see if a large steel beam could be used because according to our builder she doesn't expect the beam to add that much cost, if its possible.  The engineer is currently working on seeing if its possible. If it is possible they will likely have to make the footings bigger and that would add concrete cost but overall the cost can't be predicted until the engineer updates his plans. Forms and Footings

 Things are moving right along. This week they poured the footings. They got the forms up and poured footings within a day or two. One day later they took the forms off the footings and started setting up the forms for the foundation walls.  Here the common foundation is not slab like I'm used to from homes I worked on back home when I was in college or high school. We will have a crawl space but it will be about 4 feet tall so its more of a crouch space than a crawl space. This picture below is my daughter who is 4' 6" tall walking around with me on a site visit after soccer practice. In other news, the price of lumber keeps climbing and we have a new estimate on cost, which stinks, because it's a bit higher than the first estimate. Because we had the delay with the financing issues in November/December and we pushed the start date out to late February/early March the costs went up about 35%.
