HOA Approval!

 


Well, spring is coming, we have figured out our financing situation and we are moving forward. We plan on starting excavation in the next 2-3 weeks! 

We met with our builder to choose some of the exterior colors and such to submit to our HOA for approval before we start the building process. We colored our plans to try and get a feel for what it may look like. 

The house will have areas of stucco and board and batten siding with brick accents and stained wood posts on the porch. 

Color of the stucco is Sherwin Williams - Alabaster White

We had fun trying to pick a color for our brick. General Shale has a ton of options but you have to double check to make sure the brick you like is manufactured at a plant close to where you live or the shipping costs can be REALLY high. I think they also have stone if that's the look you're going for. We are going with the Cambridge 6060 because we like that its red but that it has variation. 

We are planning on staining the cedar posts on the porch a medium brown. We submitted a color called Banyan Brown but it may change to Woodridge. They are close enough I don't think it will matter but we are worried the Banyan Brown may have a bit too much orange in it. We'll look at more samples when it comes time to actually apply the stain. 

We will have black shingles, black windows, dark bronze aluminum gutters and black metal accents on the roof. The chimney cap will also be a black metal.

Foundations

 One of the things I really want is a big, open garage. We planned it all out in the drawings but recently we heard back from the structural engineer that they will have to put a post/column in the middle of the garage. We talked with our builder about what could be done. She asked about a bigger truss but the truss guy says that they can't build a bigger truss.  We decided to pay the engineer to do the math and see if a large steel beam could be used because according to our builder she doesn't expect the beam to add that much cost, if its possible.  The engineer is currently working on seeing if its possible. If it is possible they will likely have to make the footings bigger and that would add concrete cost but overall the cost can't be predicted until the engineer updates his plans. Stem Walls and Windows

  They poured the concrete into the forms early last week and took them off within a day. They then came back and cleaned up the job site and let the concrete cure for the rest of the week. I love the view here facing that sunset! While we were waiting for the concrete to cure we met with our builder and the distributor that they use for their windows and exterior doors. They had bid out the windows based on the plans and we were meeting to go over everything and clarify questions. Before the meeting I reviewed the plans and compared it to the bid and found that they had missed one of windows in a guest bathroom and the bid had mentioned that two windows shown on the elevation plans were not on the actual floor plans and so we had to be pretty thorough. They had the windows drawn in as casement windows but in my mind I had always imagined single hung windows. Cranes and Trusses

  The crane was scheduled for Tuesday so on Monday they got things ready.  Early Tuesday morning they were cranking. Here's the crane from far away. The crane in action.  View of the back dinning room. Great room with trusses. Great room as seen from the entry way.  The upstairs bedrooms were done with this little perch of what became a hallway. This is the "before" so you can appreciate the after. They put the trusses on the upstairs bedrooms over the entryway and you can see that below.  Trusses over the main living area and some of the trusses over the garage where there is some more living space. The crane was rented for 5 hours on Tuesday and this is what they got done. They will get the crane again this week and they are hoping to be done with the trusses at that point.  They put up the front, east facing, wall of the hallway. Same thing from inside the garage.
